It has become increasingly apparent in recent years that every company however large or small has to ensure that all costs are strictly controlled to ensure that profits are maximised. As property invariably constitutes one of the major items of any organisation’s expenditure it is of course vitally important that property costs are kept within clearly defined budgetary limits. Naturally the efficiency of the company as well as the morale of the staff must not be sacrificed for the sake of fiscal expediency, but in our experience it is invariably possible to secure savings or improve the utilisation of property assets by objectively reviewing a company’s precise property requirements and costs.

JSP therefore endeavours to provide an objective consultancy service, working in conjunction with directors and members of staff of companies who may have either overlooked or been unaware of the various options that may be available to refine their actual occupational needs.

Because the practice is small the nature of the service provided is very much a personal one and clients will never have their work delegated to a less experienced surveyor. We pride ourselves on being accessible at all reasonable times both inside and outside normal business hours.

The consultancy service provided is primarily designed for those companies who have a fairly constant need for property advice but are probably not large enough to warrant the employment of a full time Estate Manager. We therefore try to be available to provide not only a constant advisory service but also to act as a co-ordinator of a professional team to implement an overall property strategy. For example, JSP will take responsibility for the appointment of building surveyors or specialist letting agencies or even solicitors and will also negotiate rates of remuneration for other professional consultants.

The primary advantages of such a service to the client are as follows:

Invariably property related decisions have been made in haste and many companies have not necessarily taken all the long term implications into account when acquiring new premises or renewing existing leases. In our experience it is of the utmost importance for companies to plan strategically especially in advance of rent reviews or lease expiries to ensure that all potential options and opportunities are fully considered. Prevailing market conditions are constantly changing and it is therefore of even greater importance for companies to seek and obtain objective commercial property advice on a frequent basis.
